The Opportunity

ROUSSOS Recruitment is partnering with a highly regarded Adelaide-based residential builder to engage a Pre-Contracts Administrator to join their growing team. This award-winning builder has established a strong reputation for delivering bespoke, premium-quality homes across metropolitan Adelaide, with a portfolio that includes architecturally designed townhouses and luxury custom builds.

With a cohesive, hands-on team and a strong pipeline of upcoming work, this opportunity offers the chance to align with a forward-thinking builder that takes pride in craftsmanship, relationships, and an exceptional client experience. You will work closely with the Director through the early project phases, ensuring seamless pre-construction processes and effective coordination across design, estimating, and delivery teams.

Key Responsibilities
In this role, you will support the end-to-end pre-construction process, ensuring projects are set up for successful delivery. You will bring an organised, detail-oriented approach and a strong understanding of residential building processes.

Key responsibilities include:
  • Preparing and reviewing contracts, tender documentation, and scopes of work
  • Coordinating design documentation, specifications, and client variations
  • Liaising with suppliers and subcontractors to confirm pricing and availability
  • Managing procurement schedules and pre-start requirements
  • Assisting with budget tracking, cost forecasting, and reporting
  • Supporting the Director in client communication and pre-construction meetings
The Ideal Candidate
We are seeking an individual with experience in residential construction, ideally across custom homes or townhouse projects. You may currently be working as a Contracts Administrator, Project Coordinator, or Estimating Assistant and looking to expand your pre-construction knowledge in a more strategic and client-facing environment.

You will bring:
  • Strong communication and stakeholder management skills
  • Excellent attention to detail and organisational ability
  • Sound understanding of contract documentation and construction processes
  • Confidence working both independently and collaboratively within a small, supportive team
  • A proactive, solutions-focused approach and a genuine passion for quality residential building
